PROJECT SCOPE
The updated design submitted to Braemar Isle for the outdoor renovation project is a perfect blend of luxury, beauty, and functionality that will transform the back area of the property into a breathtaking outdoor oasis.

The Entertainment Area is the centerpiece of the design and includes raised seating areas, a pergola megastructure, an outdoor kitchen and bar, and high-end modern furniture.
The pergola features movable tongue and groove louvers and a cantilevered look with 10-inch columns for support.
The raised seating areas are made with Turkish travertine pavers and have outdoor seating with umbrellas.

The updated design for the Braemar Isle Outdoor Renovation Project focuses on the back area and features several key focus areas. These areas were designed to create a resort-style atmosphere with high-end features such as premium artificial golf turf, and Turkish travertine stack stone. Despite these upscale features, the materials were chosen for their durability and cost-effectiveness.

The bocce ball court is 64 feet long by 12 feet wide. The court itself will be filled with artificial turf as to be multi-use.

The putting green, surrounded by lush landscaping, will have three holes and be made of premium artificial golf turf. It will also feature two faux sand pits for added visual appeal.

The north-end seating area, sign, and small seating areas were designed to add additional seating areas throughout the space with minimalistic features.
The north end seating area features a 20-foot by 20-foot black powder-coated aluminum pergola with modern seating underneath and planters with Rojo Congo Philodendron and Mexican beach pebbles.
The sign and small seating areas include a 15-foot long and 6-foot high Turkish travertine stack stone finished wall, tropical accent planting, and a Mexican beach pebble runner on the west side.

The above-ground fire pit and connecting pathway were also designed to add functionality to the space. The fire pit is finished in Turkish travertine with seating for 9 people, and the Turkish travertine pathway connects all areas with side-by-side foot traffic.

In addition to the outdoor renovation, the townhome landscape will also be updated with lush tropical planting beds featuring multi-tiered plants. A walkway will connect the townhomes to the central outdoor area.

The front entryway landscape will be updated with 8 MacArthur Palms and Roosevelt Crotons underneath, hedged with green island ficus to clean up the look.
The center bed will feature a lush myriad of low planting including a variety of bromeliads, with two specimen triple Bottle Palms flanking the existing date palm.

The current pool patio will also be refinished with natural travertine stone to match the aesthetics of the rest of the property.

Finally, the dog area will feature two park benches and a trash bin, with a canoe/kayak rack tucked into the corner for added convenience. The area will be kept minimalistic and functional.

PROJECT TIMELINE
The site will be cleared and graded, then palms will be transplanted while construction begins on the pergola. Once the pergola is complete, construction will begin on the patio and walkways as well as any other concrete structure. Outdoor kitchen, smaller pergolas, putting green, and bocce ball court will be completed. Finally, once the hardscape is complete, the landscape will be installed.

The total estimated time for the construction process is approximately 26 weeks, not including any potential delays due to weather or unforeseen circumstances. It is important to note that the schedule may vary depending on the availability of materials and labor.
FACTORS THAT MAY EFFECT THE TIMELINE
Several factors can affect the timeline of the construction process, such as weather conditions, permitting delays, and unforeseen issues that may arise during the project.
Weather conditions, such as heavy rain or high winds, can cause delays in outdoor construction projects. If the weather becomes too severe, workers may have to stop working until the conditions improve, which can cause delays in the project timeline.
Permitting delays can also significantly affect the timeline of a construction project. The project may require various permits from local and state authorities, and the approval process can take several weeks or even months. Any delays in obtaining necessary permits can impact the start of the project and delay the completion of the work.
Unforeseen issues, such as the discovery of underground utilities or unexpected site conditions, can also cause delays. If these issues are not discovered until construction has already begun, the project may have to be put on hold until a solution can be found.
TEAM AND MANAGEMENT
PROJECT MANAGEMENT PROCESS
REGULAR MEETINGS
In addition, regular meetings will be held with the client to discuss any changes or adjustments to the project scope, timeline, or budget. Any issues that arise during construction will be addressed promptly and efficiently to minimize any potential delays or cost overruns.
SITE MANAGEMENT
The project management process will involve a site manager who will oversee the construction process and ensure that everything is running smoothly. The site manager will communicate with the client regularly and provide updates on the progress of the project. The client will also be provided with a detailed schedule of the construction process and any potential delays or issues that may arise.
ONLINE PORTAL
The client will also have access to an online project management portal where they can view progress reports, photos, and other important information about the project. This will ensure that the client is kept informed of the progress of the project and any issues that may arise.
